Gurner receives approval for $120 million hotel and residence development

Developer Tim Gurner has gained planning approval for his first mixed-use hotel, residential and retail precinct - the $120 million mixed-use Ateliér Residences and hotel project in Collingwood

Construction on Collingwood’s first major hotel offering is set to begin in the coming months after developer Tim Gurner received approval for the Ateliér Residences and hotel project.

Situated at 23 – 33 Johnston Street, directly neighbouring the Collingwood Arts Precinct, the development includes the 4.5-star Veriu Collingwood, which will be operated and managed by the Veriu Group.

Mr Gurner said Ateliér Residences and Veriu Collingwood represented the evolution of his business as it diversified into a number of new segments such as luxury residential, lifestyle, mixed-use, hotel and retail assets.

“We recognise the value in a retained ownership model where we can not only assert full creative control over the retail and hotel components that anchor our projects, but build a portfolio of well-performing assets into the future,” he said.

“This, along with a buy-and-hold strategy for future acquisitions means we can diversify and quickly adapt to any changing market or economic drivers, to deliver product in line with market expectations across a number of different sectors.

“Our vision for Ateliér is to deliver a hotel that takes its cues from our luxury residential projects and reimagine them for an entirely new demographic.

“We want to bring the best of hotel living to a residential scale by offering luxury hotel services to the owners of our residences in what will be a first for the Collingwood area – so residents will be able to order on-call housekeeping, concierge or turn-down services as part of their daily life.”

Inspired by New York’s famous Crosby Hotel, the project will sit behind a retained heritage façade and will be brought to life with a modernist, curvilinear addition that heroes artisanal brickwork and steel.

The interior of both the residences and hotel rooms will feature a luxe, moody palette of polished concrete, timber and stone that emulates Collingwood’s industrial past.

Residents will have the benefit of access to all the services of the hotel while enjoying a private residential experience, with a private entrance, private lifts and priority bookings of any shared amenity spaces.

Other facilities include a state-of-the-art gym and co-working-style meeting rooms and business facilities.

The building has been designed by Cox Architecture, with Jack Merlo creating the lush green landscapes across the courtyards, garden platforms and communal areas.
